What we cover

How we can help

  • EICR reports

Formal condition reports for the fixed installation.

  • Safety inspections

Checks before buying, selling or renovating.

  • Landlord testing

    Reports for private rented properties.

  • Commercial inspections

Testing for offices, shops and hospitality.

  • Identifying defects

Clear coding of anything that needs attention.

  • Remedial work

Quoting for and carrying out recommended repairs.

What an inspection involves

We visually inspect the consumer unit, wiring, sockets, switches and fittings, then carry out tests on each circuit. Power will be off for periods during testing, so we agree timings with you beforehand.

Any issues are recorded using standard codes: C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) and FI (further investigation required).

Satisfactory and unsatisfactory reports

A report is satisfactory when no C1, C2 or FI observations are recorded. If any are found the report is unsatisfactory, and the items need putting right before the installation can be considered safe. C3 items are recommendations rather than requirements.

Landlords

In England, private landlords are generally required to have the electrical installation inspected and tested at least every five years and to provide a copy of the report to tenants. Requirements can differ by property type and tenancy, so check the current government guidance for your situation.

  • “Liam at Langley Electrical today installed an EV charger at our house in Harpenden. He came round beforehand to give a free quote, and discuss our requirements, something which many other companies were reluctant to do without charging a fee. He arrived on time and completed the job in 3-4 hours. We were very happy with Liam and his team. Would thoroughly recommend.”

  • “We had an EV charger installation in Abbots Langley that was far from straightforward, with a very steep driveway making the installation particularly challenging. Liam installed our EV charger on a bespoke pedestal and did an amazing job of concealing the cables — the finished installation looks incredibly neat and tidy. He also replaced our fuse box, making it safe and bringing it up to the latest standards. We can't recommend Liam enough.”
